Summit Carpet Care utilizes the hot water/steam extraction carpet cleaning process. While this is the most effective way to clean carpet, if not done properly you could receive less than satisfactory results. That is why it is crucial to employ a certified cleaner.
Once we arrive we will do a walk through of the areas you would like us to clean. This will give us the actual square footage of what we are cleaning. We bill only on the carpet we clean. If it is a furnished home, we take dimensions of room minus any large unmoveable items. It also allows us to see how soiled the carpet is, and if there are any areas of concern. We have four types of standard carpet cleaning cleaners. These products are designed specifically for carpet cleaning, they range in ph from 8.5 to 12.0. We also have a line of Green Certified and Organic Certified cleaning products. All cleaners are non-toxic, and safe for children and pets. In additon to cleaners we also have fourteen different spotting specific products.(coffee, food, oil, paint, wax,red stains, pet urine, etc.)
After we have determined which carpet cleaning product is best for your situation, we will begin the cleaning process. Please note, if you have wool carpet, we use wool safe carpet cleaning products. We apply the pre-spray to your carpet. (this is the cleaner it is designed to emulsify dirt, and soiling.) In some cases heavily soiled areas will need extra dwell time or agitation. Once those steps, if needed, are accomplished we then begin extraction.
Extraction involves a 220 degree 400 p.s.i. neutralizing rinse and powerful vacum. The chemistry of cleaning is: dirt/soil is acidic 4.5 plus or minus on the ph scale. Cleaners are 8.5 plus or minus, this akaline cleaner will release dirt/soil from acidic carpet. The neutralizing 220 degree rinse is approximately 6.0. on the ph scale. The rinse, will neutralize the cleaner. This means no residue left in carpet. No residue in carpet means carpets stay cleaner longer. Why hot water? Well think about washing your dirty greasy hands with....cold water, it will get them cleaner; however, hot water will get them clean.
Once extraction is complete your carpet will be clean, returned to a slightly acidic (normal) condition, and damp. We clean using an overlapping motion. Each pass with the carpet wand, moving from left to right, has the rinse jet on moving up, and back.( The vacum is always on.) Once we have completed a full left to right rinse pass, we then do a full right to left vacum only pass. This ensures that we fully rinse out any cleaner, neutralize the carpet, and vacum/ extract as much moisture out of the fibers as possible. In heavily trafficked areas, we clean overlapping going "north-south", and then again going "east-west". We also double up on the vacum only passes on those areas. This is by far one of the most important steps. If a carpet cleaner(person) moves to quickly, they can leave cleaner(residue) in the carpet, leave moisture, and leave you un-happy. Dry times vary by type of carpet, (wool is a natural fiber, holds a little more moisture) and how heavily soiled the carpet is. On average it takes about 7 hours to completely dry.
In general our pre-spray cleaning solution gets most spots out of the carpet. Spots will come out of carpet. Some times there are areas that have been stained, and those areas are now part of the carpet. We will work on all spots using one, or several, of our 14 different spotters. If it can come out of carpet, we will do everything we can to get a spot out.
Summit Carpet Care's cleaning rate is all inclusive for most carpet cleaning. Additional charges may apply for pet urine mitigation, excessive paint removal( a few spots-no problem), red stain removal, and wax removal.

Why use steam extraction ?
Steam extraction is by far the most effective, and through way to clean carpet. There are other methods i.e. "dry, or bonnet" methods. The "dry" cleaning process uses a cleaning product, sometimes the same cleaning product we use. They apply it to the carpet, then uses a damp cotton terry cloth pad to Buff your carpet clean. No rinsing, no vacum, no heat. Carpets are dry vey quickly, but are they free of residue? are they really clean? I ask most people would they take a little shampoo, a little water, apply it to their hair, then take a damp towel and "buff" their hair and call it clean? There is another "dry" method. It involves applying a wet cleaner, an agitator, and a "soil extractor" aka as a VACUM. Do you really want to pay someone to vacum your carpet?
How soon can I walk on my carpet ?
You can walk on clean carpet right away. Just make sure your feet/paws are "clean". The carpet will be damp, and here in Utah the relative humidity is only 21%, so it will dry fast!
Will my carpet get dirty faster once I clean them ?
No, and NO!! This question comes about because some carpet cleaning companies do a very poor job of cleaning. Do your clothes get dirty faster after you wash them? There are plenty of "professional" carpet cleaning companies that apply way too much cleaner, do not rinse well, or extract well. They have left dirt and cleaner in the carpet, and yes it got dirty faster. Carpet that has been properly cleaned will dry fast, feel soft, stay clean, and extend the life of your carpet.
What about those 3 room minimums ?
The majority of these companies, especially the ones that send 2 workers, just want to get into your home. Once in then (the majority of the time) everything changes. One room counts as 2, its extra for spot removal, your carpet is extra dirty (you pay the extra dirty upcharge), you need to scottchgard your carpet, you need the super special matt, etc., etc. You almost always end up paying more. They have to move quickly to make any money, so, the carpets are oversoaked, they leave residue, it's not nearly as clean as you hoped and it takes a long time to dry. The 2 worker crews have to "upsell everything"(to earn commission) so that they, the workers, can get paid more than minimum wage. We bill only on the square footage of carpet we clean. Most of the small 3 room jobs come out less than the "deal" offered by others. Our business is built on doing a great job, at a great rate, performed by great people. This is why 8 out of 10 of our jobs are repeat customers, one is a refferal, and one is new customer.
We clean all types of upholestered furniture. We have the ability to clean: sofas, chairs, car upholestry, dinning chairs, mattress, and drapes. We use a "dry tool" that is designed to rinse the fabric and not soak the furniture ( http://www.hydramaster.com/accessories/drimaster.asp ) . The tool allows us to throughly clean your furniture and have it dry in approximately an hour. Rates depend on size of pieces, and total amount of furniture. We have specially formulated furniture protector aka "scotchgard" that can be appllied indoors. Think sofa on Super Bowl Sunday.
When it comes to tile and grout cleaning we can help. We use a hydroforce SX-12 hard surface cleaning tool. It looks like a "bowling Ball" cut in half. Inside the dome are 2 jets that spin, 400 psi to 1200 psi, and around the perimeter are vacum ports. We apply a tile/grout specific cleaner, utilize grout "scrub brushes" , and tile brushes before we use the tile tool. Our tile cleaning method allows us to fully clean and rinse the tile with out leaving any residue or dirt behind. As the jets blast away the dirt the vacum ports "suck up" the water. We can also re-seal grout lines, and re-seal stone.
We have a stone/slate sealer that drys with a "wet" apperance. This allows the colors of the stone/slate to really pop. We have applied this "wet" sealer for several clients, and they are amazed at how beautiful the floor colors are. We also have a matt finish sealer that protects the floor without the "shiny" apperance.
Summit Carpet Care is an IICRC certified firm in Water Restoration. We are happy to hlep you when the ice-maker breaks, the hot water heater rusts out, the hose connection leaks, or any other water related issue. First and foremost turn off the water if possible. If you have "clean" water in your carpet(water heater, hose bibb, ice maker, toilet overflow) in most cases we can get you dry with out removing the carpet pad. When this is possible, it eliminates the need to replace pad, repair carpet, and keeps cost to a minimun.
Water restoration begains with extraction/removal of water from the carpet and pad. We utilize a sub-surface water extraction tool called a Water Claw to remove as much moisture from carpet/pad as possible. From there we use large Air Movers (think powerfull $425.00 fans), and often times dehumidifiers to get you dry. Basic drying takes 3-4 days. Basements can take 1-3 days longer. Concrete is like a very dense sponge, it takes in water slowly, and it releases water slowly. We will monitor the drying using a moisture meter that can read moisture levels in flooring, walls, and ceilings.
The greatest fear in a flood is mold. For the most part, once you get everything drying, it will stop any mold growth. Mold/Mildew really only begins with water in one place for period of time....typically more than 72 hours. Once the moist environment is removed (drying) mold/mildew will "die". On the rare cases were there is a real mold/mildew concern, we can apply mildewcides that will completely kill any exsisting mold, and mold spores.

Pet urine treatment can be as simple as rinsing out the affected area, to full on urine mitigation. If your pet has gone once or twice typically minor treatment is required. This could mean extra rinsing of the area before cleaning, and then applying an organic enzyme deodorizer, after carpet cleaning. Pet urine can be tricky, did the pet pee once 8-10 ounces?, or has it peed 10-20 times in the same place?
Most pet urine treatment requires us to fully rinse the affected areas, and treat with a pet urine product. This is done with vacum hose attached, then rinsed with out vacum hose. Pet urine will dry and crysatilze in the fibers, backing, pad, and sometimes into the sub-floor. Unless it is re-emulsified (made liquid) it will stay in sub-floor, pad, and carpet. We generally rinse, then let it sit for 15-20 minutes. (per affected area) If we are carpet cleaning other ares of the home we will go and work there. We come back with a flood tool, designed to extract moisture from the sub-floor, pad, and up, to get re-emulsified urine out. We will then apply a pet urine treatment product into affected area. This product has 3 components. One works on the urine, one works on odor encapsulation, and the final one is a light urine stain remover. This product needs to sit/dwell for 20 minutes before it is extracted. After this step we rinse the area, clean the area, apply urine stain remover- if needed, and mist with an organic enzyme deodorizer. In most cases this will solve any pet odor issues.
There are cases were there is a need to remove the pad, treat the sub-floor, seal the sub-floor, treat the carpet, and replace the pad. There are also cases were the entire area simply needs treated and the carpet and pad need replaced. We are happy to help with any issues.

This method uses the upholestry "dry tool" and is great for removing spots, spills, and little childrens "accidents".
